One of the most commonly asked questions we receive is how to price an ICF project. The following are some of the things you need to consider.

We request that Installed Costs for ICF's should be calculated in a per square foot (/sq.') basis. ICF "block" costs cause confusion because ICF "blocks" are not all the same size, nor were they all Created Equal. Installed cost comparisons for ICF's are completed by General Contractors after they receive the quotes from the ICF Installers.

In an effort to be brief but informative, one must consider the variables:

Delivery

Re-bar (cost and placement)
In most ICF's lateral rebar is approx. every 16". IntegraSpec is every 24" with quick installation in 16 different opportunities in our 6" web.

Concrete Placement
(please refer to our Installation manual where we recommend a continuous pour height of 10'!)

Bracing/strapping/glue/tape
(IntegraSpec technology eliminates form lift/float, compaction, bulge, & failure) Please note, we do not advocate the use of glue and if you brace or strap an ICF, you have to pay to strip it!

Waste
Please note our unique and patented system featuring IntegraSpec forms with no top, no bottom, no right & no left. If you laterally cut our Independent panel on a table saw for a window sill, the cut off piece can still be used. Therefore, gables, variable wall heights, windrow & door openings do not generate the 10-15% waste factor associated with other ICF's.

Accessories
Because IntegraSpec is designed with "Dovetailed" groves on the inside/concrete face to ensure a continuous contact with the reinforced concrete core and the IntegraSpec Insulating panel to assist with Air Infiltration Control (AIC) and gain acceptance for use with Stucco products in High Wind areas,,,, we followed with our IntegraBuck and IntergaHeader Insulated window casement system, with furring strips. IntegraBucks are molded to slide right into the "Dovetailed" grooves! We therefore eliminated the wood/pressure treated wood and vinyl buck cost, carpentry expense/accuracy and strapping/stripping for concrete placement while offering improved Indoor Air Quality (IAQ) and Energy Efficiency and a reduced cost!

Labor
The Granddaddy of them All!

Please note that an ICF team is usually 3-4 people on a residential project.

On large Industrial/Commercial/Institutional (ICI) and Agricultural projects the ICF crew may grow to 10 people.

Labor costs very from county to county across North America. Labor costs for "High End" Custom Homes with Tall Walls and Curved Walls are obviously higher. It is reassuring to note that our IntegrTeam can assist you when quoting on such plans. Also, the $2.00/sq.' residential guideline compares very favorably to $3.50/sq.' of some of our ICF competitors.
